INSPECTION OF OWNER-OCCUPIED DWELLING UNITS
IN BUILDINGS REQUIRING RENTAL PERMITS
Owner-occupied dwelling units are inspected under the Housing Code to ensure
minimum safety standards are met and to protect the health and safety of all
residents in buildings requiring Rental Permits. General maintenance items are
not inspected within owner-occupied units. The following is a list of safety items
to be inspected within owner-occupied dwelling units.
SMOKE DETECTOR(S) properly installed and in operating condition.
FIRE EXTINGUISHER is properly installed and charged.
ELECTRICAL SYSTEM has no hazard from overloading, poor condition,
inadequate insulation, improper fusing and etc. Electrical fixtures and equipment
are maintained as manufactured. No unapproved extension cords or multi-plug
adapters.
HEATING EQUIPMENT is properly installed and safely maintained. No
combustible storage present within three feet of fuel burning equipment.
GAS PIPING is properly installed and safely maintained.
PLUMBING SYSTEM fixtures, supply piping and drainage piping are plumbed
and maintained to avoid hazardous conditions from contamination or leakage.
GUARDRAILS AND HANDRAILS are maintained in a safe condition.
WINDOWS required for escape and rescue are maintained.
Exterior building components, exterior area maintenance, building interior
common and service areas are subject to inspection based on the Iowa City
Housing Code.
