Position Title: Maintenance Worker II - Government Buildings

Job Summary
Under general direction, performs work of routine difficulty in the cleaning, maintenance and security of
buildings and grounds in various City facilities.
Essential Job Duties and Responsibilities
Performs HVAC, plumbing, electrical and mechanical repairs to building systems; removes and
installs ceiling tiles; changes out sump pumps; paints all building interior and exterior walls when
requested.
Reports the need for other repairs.
Performs maintenance activities on all building facilities and equipment including the replacement of
light bulbs and ballasts; assists with more difficult maintenance tasks.
Locks and unlocks doors of assigned building.
Responds to late-night requests for admittance; checks alarms and elevators and provides for
post-meeting security.
Works closely with contractors in construction, remodeling and maintenance of assigned buildings.
Mows grass, trims shrubs and removes trash and recycling materials from grounds, buildings, and
parking lots as needed; performs snow and ice removal.
Advises on maintenance related matters in new construction or remodeling projects.
Purchases or makes recommendations for purchase of supplies and equipment.
Cleans, sweeps, dusts, waxes, disinfects and mops restrooms, windows and floors in City facilities
Sweeps outside.
Vacuums carpets.
Dumps rubbish, recycling and wastepaper from offices.
Directs custodians, prepares work schedules and reviews daily performance.

Monitors heating, ventilation, air condition and variable air volume systems including building
temperature.
Monitors boiler room temperatures and pressures.
Performs special requested tasks for building staff.
Maintains job records via computerized maintenance software.
Monitors status of building control systems via Building Automation Controls (BAS).
Conducts self in a manner which promotes and supports diversity and inclusivity in the workplace
and community.
Performs all other related duties as assigned.

While performing the duties of this job, the employee is regularly required to stand; walk; use hands
to finger, handle, or feel; reach with hands and arms; and climb or balance. The employee frequently
is required to stoop, kneel, crouch, or crawl. The employee is occasionally required to sit, talk and
hear. The employee must frequently lift and/or move up to 25 pounds and occasionally lift and/or
move up to 50 pounds. Specific vision abilities required by this job include close vision, distance
vision, color vision, peripheral vision, depth perception and ability to adjust focus.
While performing the duties of this job, the employee is frequently exposed to extreme heat. The
employee is occasionally exposed to wet and/or humid conditions; moving mechanical parts; high,
precarious places; fumes or airborne particles; toxic or caustic chemicals; and risk of electrical shock.
The noise level in the work environment is usually moderate.
Minimum Education, Experience and Certification
Twelve months experience in building maintenance required. Valid driver's license with satisfactory
driving record required. Must be 18 years of age per Iowa Code 92.8. Must pass criminal background
check. FBI fingerprint screening will be required for facility access to Iowa City Police
Department.
Preferred Education, Experience and Certification
Two years of experience in building maintenance preferred.
Knowledge, Skills, and Abilities
Knowledge of basic mechanical, electrical and plumbing systems in a public building. Knowledge of
custodial materials and equipment. Skills in the operation of various hand tools and cleaning

equipment including vacuums, floor scrubbers and wet vacuums, transfer pumps, lawn mowers, and
snow blower. Ability to follow oral and written instructions. Ability to read and understand work orders
and maintain written job records.
