HomeMy WebLinkAboutMWIII - Government BuildingsCITY OF IOWA CITY - Job Description Job Class #08-11 FLSA Non-Exempt Civil Service Identification Position Title: Maintenance Worker III – Government Buildings Department: Parks & Recreation Division: Government Buildings Supervisor: Facilities Manager Job Summary Under general direction, performs all aspects of maintenance, security and cleaning duties of buildings and grounds in various city facilities. The primary focus of this position is the maintenance and repair of mechanical, HVAC, electrical and plumbing systems in commercial buildings. Essential Job Duties and Responsibilities Performs complex HVAC, plumbing, electrical, mechanical and carpentry repairs to building systems; paints all building interior and exteriors. Reports the need for other repairs. Performs required maintenance activities on all building facilities and equipment including replacement of light bulbs and ballasts. Responds to after-hours calls; checks alarms and elevators and assists with security. Works closely with contractors in construction scheduling, remodeling and maintenance of assigned buildings. Mows grass, trims shrubs and removes trash and recycling materials from grounds, buildings, and parking lots as needed; performs snow and ice removal. Advises on maintenance related matters in construction or remodeling projects. Purchases or makes recommendations for purchase of supplies and equipment. Cleans, sweeps, dusts, waxes, disinfects and mops restrooms, windows and floors in City facilities. Sweeps outside; vacuums carpets; dumps rubbish and wastepaper from offices. Moves furnishings and equipment as directed. Provides for safety of patrons, staff and self. Monitors water chemistry within facility Hydronic systems and makes corrections as needed either manually or via computerized controller systems. Changes and handles liquid and granular chemical tanks and containers. Job #08-11 Government Buildings Page 2 Updated 06/07/2022 Inspects automatic chemical delivery system chemical level, adds chemicals as needed; inspects, cleans and repairs system. Monitors, troubleshoots and performs preventive maintenance to heating, ventilation, air conditioning system (HVAC), makes repairs as necessary. Inspects boiler pressure and function, adjusts as needed. Maintains job records via computerized maintenance software. Monitors status of building control systems via building automation controls (BAS). Maintains good communications between workers and departments. Works with other staff as needed. Conducts self in a manner which promotes and supports diversity and inclusivity in the workplace and community. Performs other duties as assigned. The employee must regularly lift and/or move up to 50 pounds, frequently lift and/or move up to 100 pounds with assistance. Specific vision abilities required by this job include close vision, distance vision, color vision, peripheral vision and depth perception. While performing the duties of this job, the employee is regularly exposed to fumes or airborne particles and toxic or caustic chemicals. The employee is frequently exposed to moving mechanical parts; high, precarious places; outside weather conditions; extreme heat and cold; risk of electrical shock and vibration. The noise level in the work environment is usually loud. Minimum Education, Experience and Certification High school degree or equivalent required. HVAC Journeyman License required. EPA and CFC Certification required. Two years’ experience in building systems maintenance required. Valid driver's license with satisfactory driving required. Must be 18 years of age per Iowa Code 92.8. Must pass criminal background check. FBI fingerprint screening will be required for facility access to Iowa City Police Department. Job #08-11 Government Buildings Page 3 Updated 06/07/2022 Preferred Education, Experience and Certification One year college or technical school from an educational institution accredited by a DOE recognized accreditation body preferred. Three to five years of experience in building maintenance preferred. Certified pool operator certification preferred. Knowledge, Skills, and Abilities Considerable knowledge in the use and care of hand and power tools. Basic computer skills. Working skills in, performing all building maintenance activities, establishing and maintaining effective working relationships with building tenants and general public, performing moderately heavy tasks. Must have ability to work independently. General cleaning methods and the use and care of cleaning materials and equipment.
