7. Property Description
The commercial building at 12 S. Dubuque Street is a two-story, brick structure located in a contiguous line of
commercial buildings of similar form and construction eras (Image 01). Typical of commercial properties, the
building façade is dominated by a ground level storefront. Today, the storefront is the middle bay of a three-bay
configuration is by the Sports Column bar. Despite the fact that a single occupant is housed on the ground floor of
three, historically autonomous commercial buildings, each building retains their individual character. The use of a
fixed awning that spans the width of the three bays is the only visual connection between them.

Although the fixed awning of the building occupant stretches the width of all three buildings, the retention of the independent
character of the upper façade results in a sense of individual character and autonomy.
For the building at 12 S. Dubuque Street, the individual character relies on the articulation of the upper façade,
which features three window openings located regularly across the wall plane. Each opening features a stone or
cast concrete sill and a segmental arched header of soldier-brick. A multi-course, corbeled cornice finishes the
upper wall (Image 02).
The contemporary storefront appears to post-date the 2001 survey. It features a recessed, single-leaf door on the
right with a series of vertically oriented, single-paned windows filling the remainder of the storefront. The
windows may function accordion-style to allow ventilation to the interior of the bar. A 20-inch, brick bulkhead
provides the base for the windows.
The building retains a reasonable level of historic integrity despite the alteration of the storefront and the
replacement of upper story windows. The upper story represents a significant rehabilitation, which returned the
historic character of the ca.1874 building. The 2001 survey characterized the façade work as a reconstruction,
meaning the entire upper story was rebuilt to resemble the historic. However, a comparison between the current
building and the 1894 image suggests that the 1979, monolithic façade was removed to expose the historic
window openings and masonry, which were then repaired. Examination of the brick coursing where it aligns with
the building adjacent to the north supports this assertion.

8. Statement of Significance
Although the façade of the building at 12 S. Dubuque St. was significantly altered in 1979, it was returned its
ca.1874 historic appearance prior to 2001. Documentation of the rehabilitation has not been located, but
comparison with historic images and evaluation of masonry relative to the adjacent building (10) support the
assertion that the façade was rehabilitated rather than reconstructed – a distinction important when determining
historic integrity.
Due to the historic rehabilitation of the upper story, the building at 12 S. Dubuque Street retains a good level of
historic integrity, despite the recent alteration of the storefront and replacement of the upper story windows. The
alterations (including the interior alterations made to accommodate the current tenant which utilizes this building
as well as the two adjacent on the south), diminish historic integrity to a degree that prevents individual eligibility.
However, through retention of the original form and the Victorian era elements of the upper façade (namely, the
window openings and corbelled cornice), the building is considered a contributing resource to a potential historic
district. The resource is significant under Criterion A in its historic association with the history of commerce in
downtown Iowa City and under Criterion C as a well-preserved representative of an early commercial building.
Historical Background
As originally laid out, Iowa Avenue provided a wide corridor extending to the east from Capitol Square and the
Iowa Territorial Capitol. In later years after Capitol Square became part of the campus of the State University of
Iowa, the campus was extended along the north side of Iowa Avenue. The north half of Block 66 was shown on
the Original Town Plat as set aside for churches facing a city park north of Iowa Avenue. However, the
commercial buildings facing S. Dubuque Street and Iowa Avenue broke with this plan. The two-story, brick
building at 12 S. Dubuque St. was constructed in ca.1874 and extended to the alleyway by 1892.
As outlined by Svendsen in 2001: “Through the years, several building owners and tenants operated businesses
from the shop space and rooms on the upper level. Sanborn maps show the shop space held a grocery store
beginning in 1874, was vacant in 1879, had a grocery store in 1883, 1888, 1892,1899, and 1906, a paint store in
1912, a confectionery in 1920, and a bake shop in 1926. In 1951 “Dutch Mill Ice Cream” was produced here and
a café operated here in 1966. partments were established in the upper level in 1948. Prior to that time, Sanborn
maps indicate that a cigar factory operated here during the 1890s.
City directories first show the Pritchard & Kirkwood grocery store run by James Pritchard and W.W. Kirkwood at
a location along the east side of Dubuque Street between Iowa Avenue and Washington Street in 1868 but is not
possible to confirm that this business was actually located at #12. By 1875 the city directory listed no grocers at
this address. By the 1890 city directory, the location was occupied by J. Lorak, a grocer, who appeared again in
the 1891-92 and 1893-94 directories. A grocery store continued in subsequent years but under different
proprietors including Heck & Emmons in 1901-02 and 1904 and Heck’s Grocery (John Heck) in 1908 and 1909.
By 1909 Heck’s Grocery was one of 29 located in Iowa City. Business use appears to have changed in ca. 1911
when the first of several bakery operators appeared at this address – J. J. Ostdick in 1911 followed by Louis
Rittenmeyer (bakery & restaurant) from 1912-1918, and William Barry from 1919 – ca. 1930. A half-dozen
bakeries were listed in the downtown during this period. The upper level use of the building is more difficult to
confirm with city directories. From 1890 to 1894, Fred Zimmerli, a cigar manufacturer, was listed at either #14 or
#12.”

A building with a similar footprint first appears on fire insurance maps in 1874 (much of the block having been destroyed in
the fire of 1868). By 1892, the building had been extend to the alleyway.
Additional research supports the 2001 documentation of longtime use as first a grocery and then a bakery. A news
article places Hummer Grocer Co. at this location in 1871, though it is unknown whether this is the same building
as that occupied by Hummer. Fire insurance maps indicate that a grocer was located in the storefront by 1874
through 1888, with city directories identifying the 1890 occupant as John Lorack (Image 03). Lorack remained in
the building until May of 1894 when Roebuck Bros. advertised themselves as the “successor to J.J. Lorack.” By
1901 a new grocer, “Heck & Emmons” was located there. That partnership was dissolved in 1905, but John A.
Heck continued business in the building as Heck’s Grocery.

When constructed, the buildings at 12 and 14 S. Dubuque St. (highlighted) were nearly identical, though they functioned
automously. Overtime, the appearance of that 14 changed more radically and, today, shows nothing of its historic character.
The arrow indicates 12 S. Dubuque Street. John Lorack, grocer, was located in that building at that time.
Beginning in 1910, the building began its longtime function as a bakery. In that year, the building owner, J.C.
Roebuck (likely, of the Roebuck Bros.) advertised for a new tenant for his building, describing it as “roomy and
light” with a full basement. He also noted that the building was to be “repaired and put in shape to suit tenant,
with new modern front and new heating plant” (ICPC, 02/16/1919:04). No details about the alterations made to
the building by Roebuck are known (Image 04).

This 1929 image documents retention of the upper story windows, as well as the storefront transom. The dark form that
appears to surmount the building cornice is difficult to identify or describe. The following, 1966 image suggests it may be the
side parapet of the adjoining building.
In 1911 J.J. Ostdick Bakery was located at 12 S. Dubuque St. By the following year, Louis F. Rittenmeyer,
bakery and restaurant, had opened there. Rittenmeyer remained at that location through 1918, with William Barry
opening Barry’s Bakery in 1919. Barry’s remained in business at this address through ca.1936.
In 1946 Old Mill Ice Cream opened at this address. The business remained at this location for a decade. By 1960
Joe Rossie’s Café occupied the building, remaining there through 1966, when Comer’s Gifts located there. An
historic image documents the building, which appeared much as it did when constructed (Image 05).

In view at far left, we see the building at 12 S. Dubuque St. (then occupied by Joe Rossie’s Café). The angle provides more
clarity about the relationship of this building to the adjacent building and the presence of a tall side parapet wall. Most
importantly, the image documents the retention of the historic upper façade through this date.
By 1970 Stifel, Nicolaus & Co., Inc. (an investment firm) was located in the building, where they remained
through 1978.
The pressures of urban renewal, which made an impact in the Iowa City downtown commercial area from the late
1960s through the mid-1980s was likely behind the major façade alteration that occurred in 1979. In that year, a
permit was granted for “commercial alterations” in the amount of $16,000. A period image documents that
alteration (Image 06). The alteration coincided with a change in occupant; House of Submarines occupied the
building from 1979 through ca.1983. In 1984 the longtime tenant, the Sports Column, located to this building
where they remain today (Image 07).

This image documents the relocation of residences as part of downtown urban renewal. By this time, the building at 12 S.
Dubuque St., along with its neighbor to the south, had been re-faced with monolithic panels. Despite the visual continuity
between the two buildings, they functioned automously.

The Sports Column became the occupant at 12 S. Dubuque St. in 1984, with liquor permits issued and help wanted ads
appearing in that year. As the image documents, the building façade remained sheathed in panels, but had been painted to
differentiate it from its neighbor.

Occupants of the building’s second floor were varied over time, but were predominantly businesses rather than
apartments. They include Fred Zimmerli’s cigar factory in 1890 through at least 1899. In January of 1902, the
Press-Citizen reported that a fire “swept its destructive way through Dr. Alice L. Hill’s office above Heck &
Emmons’ grocery store.” Within one hour, “the cozy apartments of three hours before were but a mass of
wreckage and ruin.” The article notes that Dr. Hill lived and worked on the second floor. The first floor grocery
had only water damage (ICPC, 01/15/1902: 04).
In 1915 city directories note that Anna Klein, proprietor of Klein Beauty Culture, lived in the building’s second
story and in 1919, the space was occupied by F.J. Benda, a “modern tailor.” In 1932 Beauty Shopped opened
“over Barry’s Bakery.” The beauty shop remained at that location through at least 1934. No other information
about occupants of the second floor is known until 1968, when Bill Hill Music Studio and Sales located there. It
appears that the music studio remained in this location until opening a new store in 1971 at 132 S. Clinton Street
(52-04072).
