7. Narrative Description
This 3-story retail and apartment building is one of a series of such structures constructed on this block beginning
in the mid-1980s. Built in 1986 its four retail bays on the first floor contain a restaurant and a specialty store, both
accessed from Burlington Street, and apartments that can be accessed from South Gilbert Street. The building’s
south façade has four front-gable sections each framed in brick laid in a stack bond and the east façade has two
front gable sections. 2-story oriels topped by standing seam metal roofs surmounted by semi-circular arched
fanlights are centered beneath each gable. The oriel sash are single-light casements and the cladding between
levels is synthetic fish-scale shingles. The first floor is recessed beneath the upper levels with a series of paired
wood doors (fixed and operable) with large single lights. Each pair of doors has a small curved awning. The west
bay contains a slightly different entrance with a single pair of doors flanked by narrow sidelights. Wall-mounted
air-conditioning units puncture the building’s red brick walls. The building front is approximately 80’ wide and
the site is flat.
No significant alterations of the façade have been undertaken since the completion of the 2001 survey
(McDowell, 2017).

8. Statement of Significance
This building is an example of a late 20th building type that grew in popularity in downtown Iowa City as housing
demand by university students continued to rise making the construction of apartments over commercial spaces an
accepted practice once again as the century drew to a close. The relatively recent construction of this building
prevents it from being individually eligible for the National Register under Criteria A and C or considered a
contributing structure in a potential historic.
This property was acquired from the Phillips Petroleum Company and the Robert W. Leinbaugh Trust in 1982 by
Iowa City real estate developers Bruce Glasgow, Allen Wolfe, and Joseph Glasgow. The following year the three
men retained ownership but transferred the property to GWG Investments. The company held the property for
several years and by 1986 constructed the present structure. The Glasgows have served as developers for a
significant number of residential apartment buildings and single family houses scattered throughout Iowa City.
