7. Narrative Description
This 3-story combination office and apartment building is one of a series of such structures constructed on this
block beginning in the mid-1980s. Built in 1986 it has six office suites accessed through three entrances that open
onto Burlington Street. The apartments are accessed from the off-street parking lot located at the rear of the
property. The masonry finish includes two colors of brick – dark brown and reddish brown – that are laid in
alternating bands brick at each level. Window openings on the first floor contain three vertical lights with tinted
sash. On the upper levels the openings contain three clear sash with the center one fixed and the outside ones
sliding. Each of the office suites is accessed by a plate glass and metal door that opens directly to the exterior via
one of three recessed rectangular entrance bays. The center entrance bay is slightly wider than the others. The
building has no ornamental cornice and a flat roof. The building front is approximately 120’ wide and the site
slopes down from east to west (Svendsen, 2001).
In 2017 the building remains without significant alteration from the previous description except that the ground
story spaces are now a mix of office and commercial spaces with Harold’s Chicken, FedEx, and Cactus 2
currently occupying storefronts. No significant alteration of the storefronts was undertaken related to the change
in occupants.

8. Statement of Significance
This building is an example of a late 20th building type that grew in popularity in downtown Iowa City as housing
demand by university students continued to rise making the construction of apartments over commercial spaces an
accepted practice once again as the century drew to a close. The relatively recent construction of this building
prevents it from being ieligible for the National Register under Criteria A and C either individually or as a
contributing resource to a historic district.
This property was acquired by James and Loretta Clark from Robert and Mary Jane Carvutto in 1986. The
property contained two large frame American Four-Square houses, each with six residential apartments. The
building was constructed shortly after the new owners acquired the properties in 1986-87 and undertook their
removal. The Clarks own a large number of residential apartment buildings scattered throughout Iowa City but
few combine office suites on the first floor with residential units on upper levels.
