Property Description This 2-story building was likely built in ca.1915; a building with a similar footprint appears on the 1920 fire insurance map, with historic images and city directories supporting construction prior to 1920. According to assessor’s records, the façade underwent a major alteration in 2013, with the interior renovated in 2003 and 2017. The recent renovation is essentially a re-creation of a 20th century commercial building with a contemporary twist, including in the choice of materials. The storefront framing (including storefront cornice and display piers) is sheathed in wood with molded edges. The west half of the storefront is glazed, with the east half recessed to provide shelter to the entrances – a single door to the storefront and one to the upper story. The second story façade is sheathed in what appears to be a contemporary modular system such as EIFS, which is dark gray in color. Three windows are evenly located in the upper façade; they lack applied trim or decorative details such as sills or headers. The windows are 1/1 double-hung sash. While the current façade is a contemporary version of an historic commercial building, an historic image (Image 03) documents the building’s appearance, which bears little resemblance to the current façade Image 01. Statement of Significance Although contructed in ca.1915, this building is a poorly preserved commercial building that has no specific style associated with its features. As a result of major alterations that date to 2013 (falling outside the period of significance established for a potential historic district), the building not individually eligible for the National Register under either Criteria A or C. For the same reasons, the building is counted as a non-contributing resource to a potential historic district. Historical Background This building is located along the 20-year old downtown pedestrian mall that extends for two blocks along E. College Street and two blocks along the intersecting S. Dubuque Street. As originally platted, College Street had a 100-ft. width with four, 80-ft. wide lots laid out perpendicular to the street; 20-ft. wide east-west alleys bisected the blocks and are presumed to extend along the rear of the buildings. College Street extended from the “Promenade” along the Iowa River east through the downtown, over Ralston Creek, and eventually along the south side of College Green park before it reached the city limits. As noted above, the building likely dates to ca.1915. An historic image dating to the 19th century shows the building that pre-dates the 1915 construction (Image 02). It is easily distinguished by its small scale and hip roof with front pitch. A change in occupant (grocer in 1912 and Dvorak & O’Hara jewelers in 1915) may account for construction of the new building. From 1918 through at least 1920 the storefront was occupied by Arthur C. Harmon, undertaking. In the 1920s a building at this location housed the Welcher Hardware Store operated by Eber Welcher, Lynn Welcher, and James Boorman. The upper story has been an apartment beginning with its construction; the first known occupant is Mrs. Katherine Leibrock. In 1927, that very same person, Kathrina (Katherine) Leibrock, sold the property to John Schuppert who held it until the 1950s. In this view looking east along Iowa Avenue we get a glimpse of the historic façade of the building at 112 Iowa Avenue (far left). The brick façade featured an overhanging cornice (likely metal), what appears to be four windows in the upper story, with running header and trim (likely stone) surround, transom windows above the storefront, and a central recessed entrance.
