7. Property Description
Capitol Condominiums was built in 2001 on the site of the 1970s First Christian Church – that church building
having replaced the 19th century Christian Church (Image 03). Unlike most of the CBD, which is characterized by
contiguously arranged commercial buildings, this block of Iowa Avenue was historically (and remains today)
populated by freestanding buildings. Today the streetscape is much altered from its early character, with three of
the five buildings constructed in the last 15 years. The character is also impacted by the scale and height of both
the Capitol Condominiums and the Vogel House, which is located on the east end of the block.
Capitol Condominiums is a four-story, reinforced and concrete block structure faced in brick; the storefront level
is faced in stone. The building is rectangular in form, with little variation in wall plane. The storefront, which is
occupied by a restaurant, is articulated into four large bays with narrow outer bays on the east and west. The bays
are framed by stone clad piers with a stone clad storefront cornice and bulkheads. The storefront bays are filled
with contemporized versions of historic storefronts – each being divided to include transoms. The westernmost,
wide bay houses a recessed entrance, which is comprised of a single leaf door flanked by sidelights.
The building’s upper story windows align with the placement of the storefront bays. Paired, double-hung
windows are arranged at each floor in the center two bays. Single windows of the same type are arranged in the
remaining bays. Window frames appear to be metal, with a single keystone detail standing as the sole applied
ornament.
The building is further characterized by variation in the brick color, which is a dark red-brown across the center
four bays and a light terracotta with contrasting courses creating a stripe in the outer bays and along the east and
west elevations. The building façade is finished with a stylized version of a Victorian era cornice. Apparently
constructed of steel, the cornice uses a sort of curved bracket and linear element in reference to that earlier device
so common in late 19th century commercial buildings.

8. Statement of Significance
As a recent construction, the Capitol Condominiums does not bear historic significance and so no evaluation is
required as part of the present survey and evaluation project.
