7. Property Description
The Bruegger’s Bagel building was built in 2013 on the site of the ca.1909 People’s Steam Laundry Building (52-
01947), which was destroyed by fire in late September 2011. Unlike most of the CBD, which is characterized by
contiguously arranged commercial buildings, this block of Iowa Avenue was historically (and remains today)
populated by freestanding buildings. Today the streetscape is much altered from its early character, with three of
the five buildings constructed in the last 15 years (Image 03). The character is also impacted by the scale and
height of both the Capitol Condominiums and the Vogel House.
Bruegger’s Bagels is a two-story, reinforced and concrete block structure faced in dark brown brick. The building,
which is small in scale relative to the other recent constructions on this block, exhibits a stylistic character
reminiscent of early 20th century commercial buildings – the scale, rectangular form, flat roof, and cornice all
contribute to that character. The size of storefronts, use of canvas awnings, and placement of the sign board are
also elements presented in a form sympathetic to the historic character of the CBD in general.
The building’s first floor has two storefront window bays at the center of the façade, with narrower entrance bays
on either end of the façade – one accessing the restaurant and the other the upper story apartments. The storefront
display windows use black steel frames with glass gridded to resemble an historic arrangement. As noted, canvas
awnings are mounted above each storefront as well as over each entrance.
The upper story has three sets of window configurations – each consisting of a contemporary arrangement of
double-hung sash with a fixed transom above. The upper wall plane is finished in a cornice with widely spaced
and modest scaled brackets supporting a shallow lintel.

8. Statement of Significance
As a recent construction, the Bruegger’s Bagel building does not bear historic significance and so no evaluation is
required as part of the present survey and evaluation project.
