7. Property Description
This 2015 building is a five-story, square, freestanding brick on block building finished with cultured stone facing
on the first floor with the upper stories faced in brick. The building has a flat roof with a shallow overhang
running the perimeter. The gray-brown brick is laid in a running bond with contrasting color used sparingly to
provide decorative interest. Sited on a corner lot, the building has two primary elevations, south (Burlington
Street) and east (Dubuque Street), with a recessed courtyard of sorts located on the Dubuque Street side. Typical
of new construction along E. Burlington, the building is mixed-use with apartments/condominiums on the upper
four floors and retail on the ground floor. The apartments have balconies of steel construction; the materials and
severe form reiterated in the storefront awnings. Windows on all elevations are arranged in configurations of four
primary forms: one double-hung sash next to one fixed sash of greater width and a fixed transom over each. The
variation in width and configuration results in an asymmetrical arrangement in an otherwise symmetrically
arranged building. The façade character is articulated through recessed planes, arrangement and location of
balconies, and variation of finishes.
The building is generally representative of building design of this period. This is true of the commercial-
apartment mix, the increasing height in the downtown, the flatness of window profiles, combination of finish
materials particularly use of stone facing on lower levels, and maximization of the site.

8. Statement of Significance
This building is an example of an early 21st century building type that is growing in popularity in downtown Iowa
City as the housing demand of university students continues to rise making the construction of apartments above
commercial spaces an accepted practice once again. Its recent construction prevents this building from being
individually eligible for the National Register under Criteria A and C. For similar reasons would not be
considered a contributing structure to a potential historic should such a district exist.
The building site was, in 1948, occupied by multiple properties, including a parking structure and five historic
buildings occupied by a variety of businesses. The commercial blocks at the south edge of the CBD along E.
Burlington Street transitioned to automobile related commerce in the 1920s and into the mid-20th century. The
parking structure located on a portion of this site in 1948 is one example of that trend. An auto “greasing and tire
repair” business was also located on the site and a filling station was located at the opposite end of the block.
None of those auto-related buildings remain extant.
