HomeMy WebLinkAboutMWIII - Government BuildingsUpdated: March 2024 CITY OF IOWA CITY – JOB DESCRIPTION Posi�on Title: Maintenance Worker III – Government Buildings Department: Parks & Recrea�on Division: Government Buildings Supervisor: Facili�es Manager FLSA: Non-Exempt Civil Service: Yes Pay Grade: 9 Job Number: 0912 Job Summary Under general direc�on, performs all aspects of maintenance, security and cleaning du�es of buildings and grounds in various city facili�es. The primary focus of this posi�on is the maintenance and repair of mechanical, HVAC, electrical and plumbing systems in commercial buildings. Essen�al Job Du�es and Responsibili�es The following duties are normal for this position. These are not to be construed as exclusive or all-inclusive. Other duties may be required and assigned. • Performs complex HVAC, plumbing, electrical, mechanical and carpentry repairs to building systems; paints all building interior and exteriors. • Performs required maintenance ac�vi�es on all building facili�es and equipment including replacement of light bulbs and ballasts. • Responds to a�er-hours calls; checks alarms and elevators and assists with security. • Works closely with contractors in construc�on scheduling, remodeling and maintenance of assigned buildings. • Mows grass, trims shrubs and removes trash and recycling materials from grounds, buildings, and parking lots as needed; performs snow and ice removal. • Advises on maintenance related maters in construc�on or remodeling projects. • Purchases or makes recommenda�ons for purchase of supplies and equipment. • Cleans, sweeps, dusts, waxes, disinfects and mops restrooms, windows and floors in City facili�es. • Sweeps outside; vacuums carpets; dumps rubbish and wastepaper from offices. • Moves furnishings and equipment as directed. • Monitors water chemistry within facility Hydronic systems and makes correc�ons as needed either manually or via computerized controller systems. • Changes and handles liquid and granular chemical tanks and containers. • Inspects automa�c chemical delivery system chemical level, adds chemicals as needed; inspects, cleans and repairs system. • Monitors, troubleshoots and performs preven�ve maintenance to hea�ng, ven�la�on, air condi�oning system (HVAC), makes repairs as necessary. • Inspects boiler pressure and func�on, adjusts as needed. Updated: March 2024 • Maintains job records and reports the need for other repairs. • Monitors status of building control systems via building automa�on controls (BAS). • Performs du�es in a safe manner and par�cipates in safety training. • Conducts self in a manner which promotes and supports diversity and inclusivity in the workplace and community. • Performs other du�es as assigned. Minimum Education, Experience, Certification/Licensure, Other • Bachelor’s degree from an accredited educational institution; or four years of related experience and/or equivalent combination of education and experience. Experience in building systems maintenance and HVAC. • HVAC Journeyman License. EPA and CFC Cer�fica�on. Valid State of Iowa driver's license with sa�sfactory driving record. Must be 18 years of age. Must pass criminal background check. FBI fingerprint screening will be required for facility access to Iowa City Police Department. Preferred Education, Experience, Certification/Licensure, Other • Bachelor’s degree from an accredited educational institution and one year of related experience; or five years of related experience and/or equivalent combination of education and experience. • Cer�fied pool operator cer�fica�on. Knowledge, Skills, and Abili�es • Ability to apply common sense understanding to carry out instruc�ons furnished in writen, oral, or diagram form. • Ability to apply concepts of basic algebra and geometry. • Ability to calculate figures and amounts such as discounts, interest, commissions, propor�ons, percentages, area, circumference, and volume. • Ability to deal with problems involving several concrete variables in standardized situa�ons. • Ability to perform moderately heavy tasks. • Ability to read and interpret documents such as safety rules, opera�ng and maintenance instruc�ons, and procedure manuals. • Ability to reliably and predictably carry out du�es. • Ability to speak effec�vely before groups of customers or employees of organiza�on. • Ability to work independently. • Ability to write rou�ne reports and correspondence. • Able to understand and follow oral and writen instruc�ons. • Knowledge of general cleaning methods and the use and care of cleaning materials and equipment. • Skill in performing all building maintenance ac�vi�es. • Skill in the use and care of hand and power tools.
